Today I have an example to share that shows how interest rates affect your purchasing power, monthly payment, and more.
In case you haven’t heard already, we’ve seen an uptick in interest rates lately. As of March 31, they’re at 3.17%. That’s the first time we’ve seen them above that 3% mark in quite a while.
At 1:03, you’ll see a chart of three different interest rates for a purchase price of $685,000 and a 20% down payment of $137,000. That leaves you with a mortgage balance of $548,000.
At a 2.65% interest rate like we had for the last few months, the monthly payment was $2,208. When those rates went up to 3%, your payment would have gone up by $102 per month (about 5%). If interest rates climb to 4%, your monthly payment will go up by $306 (11%). As you can see, the lower the rate, the more affordable a home is every month.

Let’s say we have a buyer who already knows what they want their monthly payment to be. At 2:49 in the video, you’ll see that we can work backward from that number and give them the right price range they should be looking at. At a 2.65% rate, the monthly payment would have been good for a $573,000 mortgage and a $710,000 home. When rates hit 3%, those numbers would have gone down to $548,000 and $680,000. When rates go up to 4%, you’d only be able to afford a $463,000 mortgage and a $600,000 loan. Your purchasing power would be 11% lower than it was when rates were at 2.65%.
